Inspection and Testing
If
you have any electrical work carried out in your house that involves
the addition or alteration of existing circuits or the provision of
new circuits then make sure that the person carrying out the work
inspects and tests the work and gives you a certificate to confirm
this. It is a requirement of British Standards. Remember the tests
confirm that the installation is safe.
Legislation requires that electrical
installations are maintained in a safe condition and must be
periodically inspected and tested.
If you are buying a property you should
always ask the vendor to see a periodic inspection report so that you
know about the condition of the wiring in the property. Likewise, if
you are selling a house you should ensure that you have an up to date
report and if necessary carried out any remedial work necessary to get
the property's electrics up to standard before you sell.
If you are landlord
then a periodic inspection report should be carried out at the change
of occupancy. Likewise, if you are a tenant ask to see a copy of the
report.
Periodic Inspection and Testing should be carried out at least every
10 years for a domestic property (or at change of occupancy) and every
5 years for a commercial property.
